The Old War Office - Refurbishment

The Old War Office - Refurbishment

RYNO

The Old War Office is a magnificent refurbishment of Winston Churchill's headquarters during the World War II. The sensitive restoration of this Grade 2 historic building includes a 125-room world class Raffles Hotel and 85 luxury residences, along with restaurants, exclusive bars, a Spa and Wellness centre. Referred to as London’s anticipated destination, this architectural landmark opens its doors to the public in Summer 2023.RYNO’s involvement in the scheme included providing the paving and substructure to the Centre triangle Courtyard and the Penthouse Roof Terraces. The triangle Courtyard was finished with a RYNO Quadro porcelain range and supported on our TerraSmart Rail system. The system uses a double lattice structure to provide superior support to the pavers even around the complex curves of the planters on the courtyard and penthouse terraces. The design and detailing of the build-ups from concept to completion has been brilliant, fully complementing the building’s magnificent heritage and unique character.RYNO worked very closely with The Gardenists to ensure the rail layout and build-ups were designed to absolute perfection. Seeing is believing and as Calvin Dalrymple, Specification Manager at RYNO, testifies “to come to the site and see the results…, they really just speak for themselves. Knowing and understanding the coordination that's gone into this whole project and now to see it looking so fantastic has really been a huge reward.” Home to Winston Churchill and David Lloyd George, the Old War Office was designed in a trapezium shape to maximise the use of the land in Whitehall. Of the 25 million bricks that make up the building, the first was laid in 1901: the building was completed in 1906. For all Bond-fans out there, the building has featured in the background of many films: its first Bond-appearance was in 1983.

The Challenge: Creating Functional and Aesthetic Balconies and Terraces at Escapade SilverstoneAt the Escapade Silverstone development, located trackside at the iconic Silverstone Racetrack, the project called for the design and installation of terraces and balconies that could accommodate both high aesthetic demands and strict functional requirements. The challenge was to deliver a solution that not only enhanced the visual appeal of the property but also handled significant structural demands, such as drainage, impact load, and durability for large crowd gatherings.Working closely with Twelve Architects, RYNO was tasked with providing a versatile decking solution that could be integrated into the unique structural layout, which included both steel-framed balconies and roof terraces. The Solution: Innovative Decking Systems and Collaborative DesignTo meet the complex requirements of the Escapade Silverstone project, RYNO offered a hybrid approach:Balconies: The balconies, built partly over steel frames and partly over the roof, required a system capable of managing water drainage. RYNO’s signature composite decking was selected, with drainage achieved through a soffit system placed beneath the decking. This ensured efficient water management while maintaining the sleek appearance desired for luxury trackside living.Terrace: For the large clubhouse terrace, designed to host social gatherings and provide a panoramic view of the racetrack, RYNO proposed the TerraSmart® rail lattice system combined with Quadro porcelain tiles. This choice was driven by the need to support high crowd densities and resist significant impact loads, where a conventional pedestal system would not suffice. RYNO’s system ensured both safety and longevity, making it ideal for a high-traffic area like this.Collaborative Problem-Solving: Precision Design and InstallationThe collaborative design process between RYNO, Twelve Architects, and the main contractor, HG Construction, ensured that all structural and aesthetic needs were addressed. The decking installation on the Type 4 residential units was a particular highlight, where RYNO’s involvement from the early design stages through to installation provided seamless project execution. Working closely with subcontractor Embassy Site Services, RYNO ensured that all challenges, such as drainage and load requirements, were efficiently addressed.TS Procurement Services, who were responsible for installing a portion of the residential decking, praised RYNO’s products and support. Their involvement in the installation process highlighted the ease of use and quality of RYNO’s decking systems, ensuring a flawless finish across the development.A note from Tamsin Shawe – TS Procurement “I have to say, hand on heart they did a really good job. Any questions that we had, they were straight at the end of the phone answering. The design team were great, the product was good to fit. Absolutely no complaints at all and we'll do them again in a heartbeat.” Results: A Stunning, Functional Outdoor Space at the Heart of MotorsportThe finished product at Escapade Silverstone showcases RYNO’s ability to balance aesthetic appeal with structural integrity. The balconies and terraces are not only visually striking but are engineered to handle the demands of both weather and use, providing a premium experience for residents and visitors alike.Residents can now wake up to trackside views, enjoy the amenities such as the pool, gym, and sauna, and relax on terraces designed for both form and function. The result is a seamless blend of luxury and practicality, set against the thrilling backdrop of British motorsport.

This reimagined building in Fitzrovia, which puts people, wellness, and sustainability first, is another project we are particularly proud of and here’s why.The Met Building is 12 storeys high and one of a few such examples in London’s West End. Its design was inspired by one of New York’s landmark buildings, Lever House, one of Manhattan’s leading examples, which inspired decades of US corporate architecture. While the building’s interiors are crafted to appeal to corporates and creatives, the Tower has been designed to put people first, offering breathtaking views across London, and focusing on efficiency and productivity. The whole roof terrace of the Met Building’s Podium was built over the top of the existing roof and on a huge network of steels that are designed to direct the load away from the roof below. The system used on the roof terrace is our TerraSmart® Rail Paving System finished in our Porcelain Paving Range. This system features super-strong, 100% recyclable aluminium joists, overlapping to create a lattice framework that delivers maximum support for the porcelain paving above. In addition to complementing the overall aesthetics of the entire project, the system is fully non-combustible (Class A1 fire-rated) and, as such, in perfect harmony with the focus on the wellness and safety of all the building’s occupants. The porcelain pavers were inspired by nature and feature the performance of high-quality ceramics and environmentally conscious manufacturing that aligns with the project’s focus on sustainability. And to top it all, the entire solution installed is backed by our RYNO® IGNO® 30-year system warranty and 60-year design life.In total, the RYNO® TerraSmart® Rail Paving System was installed on 3 terraces at the Met Building, all built on the existing steel frame, and the planters that add to the outdoor experience have been integrated into the design and placed directly on top of the RYNO paving system. We are proud to have collaborated very closely with Vert Projects (the Main Contractor) and The Landscape Partnership (the Landscape Architect) in delivering this great design.

Ancoats Urban Village

Ancoats Urban Village

RYNO

Situated on the edge of Great Ancoats Street, in the Artisan residential complex featuring luxurious water features and tranquil gardens, this project is very close to Piccadilly and the heart of Manchester City Centre. This attractive residential development was part of a remediation project with the aim of upgrading the building to bring it in line with the latest regulations on fire safety. We worked closely with AEW Architects in the design and specification stage of the decking system and worked closely with Insulated Render Systems Scotland Ltd., who carried out the installation. As is the case with many of our renovation projects, we had to consider the loading criteria required to meet the needs of the balcony walkways, which also formed part of the building’s escape routes.Fire escape routes are required to meet higher loading criteria in accordance with EN 1991-1-1:2002 and the associated National Annex, so our BalcaSmart® Aluminium system was the perfect choice.Designed to fix directly to the balcony steels enabling fast and efficient installation, the BalcaSmart Aluminium system creates safe and secure decked balconies, however challenging the design and performance requirements are. This renovation project presented us with low threshold heights to work with, so we opted for JH50 Joist Hangers to replace the existing timber joists with aluminium ones, which allowed the top of the joist to be flush with the steel frame.Martyn Mounter, Senior Technician – AEW Architects, claimed that this project presented two challenges: balconies with a domestic load and walkways with a heavy load requirement. Martin expressed reassurance with all the technical documentation, certifications, and support provided throughout the project.BalcaSmart Aluminium carries our IGNO mark of assurance, which should provide owners, residents and users with the peace of mind they deserve.

RYNO

A high-profile development project in the heart of Fulham aimed at creating a new residential neighbourhood in and around a beautiful park (King's Road Park), by transforming a redundant gas works site into a brand new sustainable urban quarter. In one of London's most sought-after locations, King's Road Park is literally a stone's throw from King's Road and the River Thames. The project creates over 1,800 homes, restoring two Grade II listed buildings and provides 100,000 sq. ft. of commercial space, featuring bars, restaurants, and offices.RYNO were contacted late in the project by AYM, acting as sub-contractor for this Berkeley Group development, to remedy the combustible decking in the original specification, which was obviously not compliant with fire-safety regulations. The requirement was that all the decking be replaced with a non-combustible wood-grain finish. We worked directly with Berkeley Group to explore non-combustible finish options and put forward onr of our newer porcelain finishes that would match the overall aesthetic appeal of the project. We delivered various samples of finishes and when we deep-dived into the project, as part of our methodology, we determined that it was at risk of wind-uplift. Berkeley Group carried out a wind-uplift assessment, which we facilitated, and confirmed the risk, which we then helped mitigate by proposing kerfed porcelain tiles with our Hidden Wind Uplift fixing. We worked very closely with Berkeley Group throughout the project to address and resolve any challenges, while AYM did a fantastic job installing all the balconies and terraces with our kerfed porcelain and hidden wind-uplift fixing. This has been one of our largest projects to-date, a great success and a prime example of our hidden restraint in action. The project was part of a major regeneration plan to deliver around 650 flats, commercial floorspace, off-street parking, communal courtyards, landscaped and rooftop gardens, and a range of other facilities and amenities for residents to experience and enjoy. As the project involved high rise buildings, the first thing was to conduct a wind uplift assessment to determine the risk of strong winds and recommend the right solution to guarantee the safety of all occupants and residents. The survey revealed that there was a 2.16k N/m2 uplift force on the horizontal surfaces of the project so to guarantee a safe and secure installation we delivered our TerraSmart Rail Paving System with the Visual Wind Uplift Fixing option.TerraSmart Rail features super-strong aluminium joists, which overlap to create a lattice framework that offers the maximum level of support for pavers, in any application, especially high trafficked communal areas. The Visual Wind Uplift Fixing option, which has been successfully tested to withstand uplift equivalent to gusts more than 200 mph, is supplied with discreet flange headed screws and washers to secure the paving to the rail system via bespoke tapped holes. On application, these clamp the paving to the rails and provide a successful countermeasure against the effects of wind uplift during adverse weather conditions. The high-quality accommodation that is characteristic of this regeneration project, offers residents roof terraces, segmented into individual private gardens, with fantastic views of the city for a safe and truly unforgettable experience.

The Challenge: Overcoming Complex Decking Remediation at Gemini ParkReplacing non-compliant decking on existing structures often presents significant challenges, and the Gemini Park project was no exception. The complexity of the project stemmed from several key factors:Original Design Limitations:The steel frames of the balconies were originally designed to accommodate timber joists, offering flexibility but severely limiting the options for alternative, more compliant materials.Span and Cantilever Requirements:The new decking needed to span large distances and overhang building edges, a requirement that added to the structural demands.Structural Inconsistencies:There were variations in balcony build-ups and discrepancies between the original plans and the actual construction, which further complicated the installation process.Faced with these challenges, the client sought a reliable aluminium decking solution that could meet these stringent requirements while restoring the residents’ peace of mind. The Solution: A Tailored Aluminium Decking SystemTo address the complex challenges presented by the Gemini Park project, the Ryno team developed a customized solution using components from the BalcaSmart Aluminium Decking System. This tailored approach was designed to navigate the project’s specific obstacles effectively.DFB150-DR Aluminium Decking Board:The centre piece of the solution was the innovative DFB150-DR Aluminium Decking Board. This board offers a 1500mm span capacity and integrated drainage within a compact 40mm profile. By allowing perpendicular installation, it significantly reduced the material and labour requirements, making the solution both cost-effective and efficient.T Aluminium Support Rail:The T25 Aluminium Support Rail was selected to replace the existing timber batons. Its design enables quick and secure attachment to steel frames, providing a robust and reliable alternative to timber that meets the necessary compliance standards.DS Aluminium Joist System:To recreate the flexibility of the original timber framing and achieve precise height alignment with door thresholds, the DS Aluminium Joist was used in combination with ADC Joist Support Cleats and JH Joist Hangers. This system offered the necessary adaptability to address the structural inconsistencies and ensure a seamless integration with the existing balcony structures.Achieving Success Through Tailored SolutionsThis tailored approach, informed by RYNO’s extensive experience in decking remediation, successfully transformed the balconies at Gemini Park. The use of the BalcaSmart® Aluminium Decking System not only met the project’s challenging span and cantilever requirements but also overcame the structural inconsistencies with precision. The result was a safe, compliant, and aesthetically pleasing decking solution that restored the residents’ peace of mind and ensured long-term satisfaction. The success of the Gemini Park project highlights the importance of customized solutions in overcoming complex construction challenges and achieving high-quality outcomes in remediation projects.A word from Gemini Park Freehold Ltd“We selected RYNO simply for the solidity of the build. With some of the city’s most breathtaking views, especially for those not afraid of heights, this is a fresh district featuring three residential towers, a development of 12 buildings, beautiful apartments with private luxury amenities, high-end retail, and fine dining venues. The overall experience of this amazing project is made even more appealing thanks to its network of interconnecting parks, cosy green courtyards, and romantic city squares. This project was complex, involving both TerraSmart Rail Paving and TerraSmart Pedestal Paving Systems. Both these systems are designed for waterproofed substrates with TerraSmart Rail being the ultimate raised paving system, unbelievably solid thanks to its unique lattice framework.Due to the height of the tower, we worked closely with Midgard Design Services to develop and install an appropriate wind uplift mitigation solution to keep the project within budget. The TerraSmart Rail Paving System was weighted using ballast weights, and installed in the joist frame to mitigate uplift – it couldn’t be fixed into the structural slab due to it being an inverted roof. The pavers were then mechanically fixed to the joists using a wind uplift visual fixing, which clamps down the entire system. The TerraSmart Pedestal Paving System was mechanically fixed to the structural slab as there was no waterproofing membrane to penetrate underneath. The wind uplift mechanical fixing was screwed into the top of the pedestals to retain the concrete pavers and prevent any movement in strong winds. The installation of the systems was beautifully done by ANC Construction and the proof is in the photos you see on our website.

System Used - TerraSmart pedestal IGNOThe Botanist is a botanical cocktail bar in the heart of Newcastle. Complete with a rooftop terrace bar, it entices revellers and partygoers with a welcoming and curated look. The natural materials of the terrace bar, mixed with the abundance of plants and natural light, transport customers to a chic, far-off watering hole. To complement and contrast the natural materials in the industrial setting, the bare materials, exposed brick, and stone effect tiles give a suggestive canvas to the biophilic decor. The design function of the terrace is as a high foot traffic area for social meetings. To fully support the paved area in these situations, we have seen a rise in users looking for simple pedestal systems that still provide a robust substructure at an economical rate. The pedestals have a wide base acting as a stable foundation and spacer tabs that equally space the pavers apart to create drainage channels.Sasso porcelain tiles could support the primary use of the space due to their inherent properties. These porcelain paving tiles are naturally non-porous, protecting the finish from staining. This non-porous property also makes the tiles resistant to bitumen and algae. The tile also features a low slip potential in both; wet and dry conditions. Having these properties within a hospitality environment can help make a safe and long-lasting flooring surface.TerraSmart Pedestal IGNO fits into this industrial, chic environment with its simple, robust pedestal structure and hard-wearing but stylish flooring finish, punctuating the space and tying the terrace together.

Located in the heart of Marylebone, this is a self-contained building in one of London’s most sought-after locations. The building features private lateral apartments in a beautifully designed, mixed-use building on the site of the former Moxon Street carpark.Amenities include retail shops, restaurants, and community facilities. The basement offers residents with parking facilities. We worked with SEC to supply our TerraSmart Rail Paving System both internally and externally. On the external balconies of the project, we had to overcome wind-uplift, so we carried out a survey and used a fixing mechanism to secure the system against any adverse weather conditions. Wind uplift occurs when strong winds encounter a building and are forced up and over it. This accelerates the wind and creates a pocket of negative pressure above horizontal surfaces, such as balconies and terraces. This negative pressure exerts a suction effect on the surface, lifting paving and decking from the supporting substructure and causing significant damage. We have a dedicated article on this topic if you are interested in reading more about it.On the internal walkways of the building, our TerraSmart Rail was transported off-site where it was fixed to a steel frame. Our non-combustible joist-support RD-FR pedestals were spot-welded onto the main steel and the DS joists fixed to that. This was aligned with the overall height build-up for the 600x1200mm pavers on the internal gantries to be sitting onto. This is how the installers achieved the seamless integration between internal and external spaces of those areas.TerraSmart® Rail is made up of super-strong, 100% recyclable aluminium joists, which overlap to create a lattice framework, offering the maximum possible level of support for the paving surface. The system is fully non-combustible, achieving a Euroclass A1 fire rating. The finish of the internal areas at ground level, where no fire rating was required, featured 40mm granite pavers supported by our self-levelling adjustable RPA paving pedestals. This innovative system ticked all the boxes:Unmatched Safety: IGNO Mark of Assurance guaranteed non-combustible performance, providing peace of mind.Third-Party Verification: UKAS accredited testing ensured the system met the highest safety and quality standards.Design Flexibility: A vast array of decking board and component combinations allowed for achieving the desired aesthetic. Two days after the discovery call, our team paid a visit to the Bankside Gardens site office. Calvin and Dale from RYNO brought with them a mock-up sample of the TerraSmart system, allowing all stakeholders to see and feel the product first-hand. This hands-on approach ensured everyone was on the same page regarding design and functionality. Collaborative Problem-Solving: Addressing Every Detail Over the next few weeks, open communication and collaboration were key. When Delineate Design Limited were appointed for installation, it was the first time they had used the TerraSmart system, so the RYNO team worked closely with them and the St. Edward team to address every detail throughout the process. This comprehensive support ensured a smooth and successful installation.Accommodating Weight Requirements: Balcony weight limitations were discussed, and the TerraSmart system's lightweight properties were confirmed as a perfect fit.Addressing Wind Concerns: The risk of wind uplift and furniture movement on balconies was a crucial consideration. RYNO's solution? The ingenious FA Furniture Anchor. This easy-to-install, stainless steel anchor securely fastens furniture to the decking, preventing windblown mishaps and ensuring safety on balconies and terraces.Optimizing Edge Details and Interfaces: RYNO collaborated with the design team to ensure smooth transitions between the decking system and adjoining surfaces, creating a clean and aesthetically pleasing finish.Maximizing Efficiency: RYNO's expertise in system design came into play. We shared best practices for layout optimization to ensure efficient use of space and materials.Minimizing Waste: Sustainability is a priority at RYNO. We provided recommendations to minimize offcuts and wastage during installation, reducing environmental impact and reducing the material costs on the project.Ensuring a Flawless Finish: To guarantee a perfect end result, we collaborated on a plan for addressing any minor snags or imperfections that might arise during installation, ensuring a flawless final product.Overcoming the Roof Access Challenge: The project presented a unique challenge: the cage used to lift materials to the roof areas had a limited length of 3200mm. To accommodate this all the decking boards were pre-cut to 3000mm to ensure they fit within the cage constraints, avoiding delays and ensuring a smooth installation process. Real Results: Achieving a Stunning and Peaceful Outdoor SpaceWith meticulous planning and clear communication, RYNO ensured a smooth production process and delivery according to Delineate's installation schedule. The TerraSmart system's ease of use allowed for a swift and successful installation phase. The final product speaks for itself. Manchester Victoria - Residential Balconies

Manchester Victoria - Residential Balconies

RYNO

Developed as a great space to live in one of Manchester's best-connected locations, close to the city's shops, restaurants & bars, and next to Manchester Victoria train station, the project comprised two 20 and 25-storey residential towers, which delivered 520 new homes. The architect Sheppard Robson, main contractor VINCI Construction, and installer Deckbuilders, all came together to deliver a great project, that is part of a gateway into the city, featuring fantastic-looking balconies, which we were very happy to secure against the forces of nature: namely wind-uplift.There is no one-size-fits-all when it comes to mitigating the effects of negative pressure on balconies and terraces in high-rise buildings, and in this particular case, we had to fix the paving down to the main structure of the building mechanically, to de-risk against the impact of up to -2.68kPa of suction on the roof.To account for cost and time constraints, the system we used to secure the balconies against wind-uplift was the TerraSmart™ Pedestal system with the addition of a visual wind-uplift mechanical fixing. The tiles were mechanically restrained to the pedestals which, in turn, were mechanically fixed to the concrete deck of the balconies. And the outcome? Balconies secured, the project de-risked against wind-uplift, and the beautiful Quadro Argento Tiles (600x1200x20mm) safely in place for all residents to experience and enjoy. Listen to what our specification manager had to say.If you are specifying a project and want to know how you can mitigate the effects wind-uplift or the impact that occurs as a result of urban canyons, we can help.
